July 5th in the Mountains

July 4th has come and gone with all its celebrations, festivals, parades, fireworks, and of course, way too much barbecue. If you haven't experienced the 4th of July in a small town you're really missing out on a slice of Americana. Park City goes all out for the holiday with a de4lightfully funky and quirky parade, followed by music and activities in the City Park, including a Rugby tournament. It really is what America is about.

Being a ski town of course Park City's parade involves the Olympic athletes, luge, the freestyle-team jumping on trampolines and all the kids that make Park City so great. Here are some photos from the parade:










Also, every 4th of July I have a barbecue at my house for clients in town as it is a great place to watch the fireworks. It was a great success last night; I really had a very enjoyable evening reconnecting with clients and friends, relaxing with a few glasses of wine and enjoying great barbecue and sitting on the deck watching fireworks. If you haven't spent the 4th of July in the mountains yet, definitely make plans to do so next year.


In real estate news, we are now in the height of the summer selling season. Visitors are definitely here in town and are looking. Over the past two years buyers have felt little urgency to purchase, however I heard last week that the conforming loan amount is going to be lowered this fall from $729,750 to $600,300. (Typically, the conforming rate is $475,000 but Summit County, UT is considered a High Balance area and qualifies for a higher conforming price). This does make a difference as the interest rate for conforming loans is significantly lower than for Jumbo Loans. If you've been considering purchasing a vacation home this may be the time to act while interest rates and conforming loan amounts are favorable, inventory is high and prices are low.

The mountains are as green as I have ever seen them, so if you have been thinking about vacationing in the mountains, this is a great year and great time of year to visit.
